What's the difference between replacement cost and actual cash value?
The short answer
Replacement cost pays what it takes to buy or rebuild new; actual cash value subtracts depreciation first. On a 12-year-old roof the difference can be thousands of dollars. Check which one your policy applies to the roof specifically — insurers increasingly move older roofs to ACV at renewal.
