What are closing costs and how much should I budget?
The short answer
Closing costs are the fees due when the home changes hands: lender fees, title insurance, escrow charges, and prepaid taxes and insurance. Buyers typically pay 2–5% of the purchase price on top of the down payment. Budget 3% as a starting rule of thumb, then compare your loan estimate line by line.
